What Are the 3 Phases of a New Construction Inspection?

Phase 1: Foundation Inspection

The foundation inspection, which is also called the pre-pour inspection, is an assessment of the property site before the foundation is poured. An inspector will check that the site has been excavated and graded correctly and that the anchors and footings are spaced at the right distance, in the right location. If one of our inspectors finds anything installed incorrectly, adjustments can be made by the builder before the foundation is set.

Phase 2: Framing Inspection

Also referred to as a pre-drywall inspection, a framing inspection is an evaluation of the roof, windows, and other structures before the drywall is installed. Our home inspector will review elements like beams, posts, and studs, as well as other components such as wiring, plumbing, window flashings, and anything else that will be housed behind the drywall. Again, if any repairs need to be made, the builder is responsible for making these repairs at no extra cost to you.

Phase 3: Final Inspection

The final inspection is essentially the same evaluation we perform during a regular residential inspection. Everything from the foundation to the roof, including HVAC systems, plumbing, electrical, and structural systems will be thoroughly inspected. Our inspectors will ensure it’s finished per local codes and building standards. Anything that is found to be damaged, in need of repair, or installed incorrectly, is required to be repaired before you move into your home.
