In this market, with a 3 day option period, Bryan and Bryan was able to inspect our house and get the report to us the day after I called! Neal really took care of us and the inspection he did was VERY thorough and to the point. Have had two inspections done through them. The first was great, but the second is let a couple of things out of the report that I feel should have been caught. A glass block window was cracked pretty severely and more importantly the fire alarms were over 6 years past their expiration date. I might use them again, but I should have been more on top of the inspector making sure everything was caught.

We are under option on a 10 year old home and we wanted to have the home inspected before we made our final decision. We spoke with three inspection providers, and decided to go with Bryan and Bryan. They were the most professional and courteous, and their sample reports were the most thorough. I actually attended some of the inspection and it was everything that I expected/hoped that it would be. The final report lived up to the samples and definitely influenced our buying decision. I’m late in posting my review of the service I received in October 2020, but I didn’t want to NOT share my excellent service experience. Scheduling staff was extremely friendly and they met my tight timeline with ease. Mike Fitzpatrick was my inspector for the home inspection service. Mike arrived early and started the exterior items and then moved on to the interior. He was thorough, friendly, and went over the most important items with me at the end of the inspection. His report was thorough and was ready in less than 24 hours. My experience with Bryan and Bryan was nothing less than exceptional. Our inspector never went on our roof during the inspection and never disclosed to us verbally that he didn’t do that. He wrote in the inspection that It was too slippery at the time. He wrote that he looked at the roof with binoculars. He never scheduled another time, when not too slippery, to come and inspect our roof. We did not know this and paid the full Inspection cost. Within 2 months of moving in, we had a leak in the bathroom due to rotted wood from the shingles that had slipped off the roof and we had a infestation of rats due to holes in the roof and around the roof. Within 10 months of moving in we had to replace the entire roof due to extreme wear and shingles falling from different places on our roof. We put in a complaint with their company as well as all documentation and pics that they have asked for. Ive called and spoken with 3 different receptionistS 5 times now and they have all said I can talk to a manager, but no one has called me. The inspector that did the half job called us and said it wasn’t his fault. I feel like we are being Ignored. Our neighbor, with the same age house, told me that when they had their inspection with a different company, that company did go on the roof and said the roof was very worn and needed to be replaced soon. That neighbor ended up being able to ask for $8,000 off the asking price. We could have had the same opportunity if our inspection company, Bryan and Bryan, and to be specific, a man named Rene, did their complete job.

We used this company to perform a home inspection during our option period on a residential contract. The inspector, Ryan Powell, was absolutely amazing. Ryan was personable, honest, thorough, knowledgable and trustworthy. I truly appreciate Ryan's willingness to speak with us about his findings and to make additional recommendations for services based on his findings. After hiring a structural engineer to evaluate the property, we found that Ryan was right about possible foundational issues with the property. Beware the "200% Guarantee". My inspector missed something very important and expensive that I think he should have noticed. When I called to let them know I wasn't satisfied, I feel like I was brushed off. Apparently the satisfaction guarantee only applies at the time of the inspection, so when I noticed what was missed a few days later nobody seemed to care. No one followed up on my complaint, no refund, nothing. Update: A manager reached out to me about this review and asked me to fill out a form detailing my complaint. I filled out and returned the form complete with a detailed description of why I was not satisfied, and an estimate from the contractor that noticed the problem that the inspector failed to catch, along with the contact information for said contractor. I was told that my satisfaction was important. After sending the information that they had asked for, no one ever contacted me again. My complaint has gone unaddressed for over a month now. Below are pictures of a literal tree growing out from underneath the house and the damage it has done to the pool equipment that the inspector failed to notice. I can understand missing something during an inspection, but it is very clear to me that this company does not care about my experience. I will never use Bryan and Bryan again.

Bryan & Bryan came highly recommended from a friend. Mike with Bryan & Bryan did an extremely thorough inspection. He was there from 8am until after 2pm working hard and going through serious details. He took the time to give me an on-sight breakdown of his findings, focusing first on the major items and then walked me through details when I had questions and gave me context and background as to why they did certain things and what they meant. He also educated me on the things that might indicate large underlying issues. We received the very detailed inspection report that same evening. David Kappus was our inspector and he did a superb job! He has over 18 years of experience as a builder and is also an inspector. Ryan and Matt did an excellent job on their inspection. Not only were they thorough, but they were extremely considerate and took the time to not only explain all of the different components of the inspection, they showed them to me as well. Beyond this, there were two stand-out components of the inspection that I thought were absolutely incredible. First, they include a guaranteed and thorough termite inspect that is backed by a 90-day guarantee, and second, they include the ability to watch the roof inspection from an aerial drone with a VR headset. It allowed me to really "understand" and see what was going on with the roof in a way I had never experienced before. This may have only been the second home inspection I've had performed, but I have to admit, it was far and away the best I've experienced, and I promise when, if, I ever need a 3rd inspection, I'll go straight to Bryan & Bryan.

Being an out of state buyer on a new construction home and only being able to view it once it was critical for us to have an inspection team that would really go the extra mile. Bryan & Bryan inspections went above and beyond. I called on a Wednesday and they were able to arrange an inspection with a particular inspector whom had extensive experience building new homes and as such was a perfect fit for our inspection the next day! They not only were able to inspect the home but provided the report the same day. The formatting, commentary and interactive pictures were simply second to none. They also had an amazing PDF copy with clear pictures and remedies for me to share with the builder. I am in the process of sharing the report with the builder and will definitely be having Bryan & Bryan reinspect the home once the builder makes the required fixes.

Rene and Alan were professional and thorough in their inspection and reporting. The report was easy to understand; and I appreciated the photos, the color coding of the items (stoplight coding in red, yellow, green) and the recommendations provided as it helped me to easily identify those items I really wanted the homeowner to pay attention to in readying the house for purchase. Bryan and Bryan were very prompt and communicative. Due to our relatively tight crawlspace they scheduled the perfect "Round peg for the round hole" Inspector. Larry was a pleasure to work with. He was very detailed in his inspection and went far beyond my expectations explaining the results and his recommendations for us moving forward. Met the inspector at the house while we were giving a walk through to family. The inspector was immensely knowledgeable. He talked to my wife and I about several items that he had noted by the time we arrived and went into detail about the issues and potential problems. The inspection report we received has been instrumental in our decision criteria regarding the house we have under option. There were some major issues unveiled that could serve to save us huge headaches down the road. We are currently trying to negotiate with the seller about the items we were made aware of. I am immensely grateful for the care and professionalism exhibited by this company in their inspection. I feel much better about where we stand and more able to make an educated decision. If we were not made aware of these issues, we could have potentially walked into a slew of unexpected expenses that could extend upwards of five figures. I'm trying to get a quote on the issues as I write this. It's Sunday, I'll have to wait until tomorrow. Well worth the money spent on the inspection. Moreover, when I talked with the service agent on the phone and shared the fact that the house had already been inspected and diagnosed with termite issues they didn't try to sell me on that service which I obviously didn't need. I was offered some optional services, which I declined, but they didn't employ sales tactics or try to pressure me into selling me something I didn't want. I can appreciate that in today's business climate. Thank you Bryan and Bryan! Without a doubt, if this house does not work out we will use you to inspect the next home we consider to purchase.

We called Bryan & Bryan on a Friday and they were able to schedule an inspection the next day! A representative called to confirm the time and date and answered many logistical questions for me which helped my anxiety a lot. Kerry was at the house Saturday morning on time with all the right tools and inspected the home thoroughly and did not mind me tagging along and asking a million questions. As a first time home buyer he was very patient with me and explained why certain issues were major and some were minor and fixable. The inspection took a few hours and was worth every penny. Kerry made the inspection a positive experience and his many years of experience and vast knowledge made me feel at ease with the whole process. I highly recommend Bryan & Bryan!

This company is a cut above in every way. From Jacquelyn's help and explanations of process to the easy quote and great prices to the actual inspection, this company was my favorite. David was my inspector. He and his partner answered all our questions, showed us areas of concern and educated us on causes/fixes. They were very thorough. If Washington had inspectors like these guys, it wouldn't be full of crooks. I can't say enough about them. Their report was thorough enough to show to a contractor and get a quote for work needed immediately. Best inspectors we have ever had. I highly recommend Bryan and Bryan Inspections.
