Roof Inspection Limitations

Clients often want to know whether or not an inspector will be walking on the roof for that portion of the home inspection. There are several factors that may affect how the inspector will inspect the roof on a home. We need to consider weather conditions, the height of the roof, the pitch, and the roofing material. Our inspectors’ safety is always a priority so we cannot guarantee that the inspector will be able to safely walk on the roof of every single home that we inspect. If the roof is wet due to rain, our inspector will not be able to walk on it. Oftentimes, the inspector will have to determine on site whether the height and pitch of the roof pose any safety concerns. The type of roofing material is also taken into consideration. Inspectors will generally not walk on a clay tile roof as they would run the risk of cracking the clay tiles if they walk on them. While some of these circumstances may pose limitations, our inspectors may still be able to inspector the roof by using other methods.


Our inspectors may inspect from a ladder with their camera on an extension pole or they may utilize binoculars to get a better look if they are unable to get on the roof. Several of our inspectors are also licensed to fly a drone to inspect the roof if necessary. Clients and agents are welcome to request a drone inspector at the time of scheduling if there are concerns about the inspection of the roof. The drone inspection of the roof does not affect the cost of the inspection, but we will need to ensure that the inspector that is assigned is licensed to fly the drone for the roof inspection.


Encountering limitations is not uncommon and it does not necessarily mean that the quality of the inspection has been compromised.
