I’ve always used bryan & bryan. They’re an awesome team and no matter which inspector I have, they are knowledgeable and thorough! They are also super flexible around your schedule. Highly recommend.
Beware the "200% Guarantee". My inspector missed something very important and expensive that I think he should have noticed. When I called to let them know I wasn't satisfied, I feel like I was brushed off. Apparently the satisfaction guarantee only applies at the time of the inspection, so when I noticed what was missed a few days later nobody seemed to care. No one followed up on my complaint, no refund, nothing.
Update: A manager reached out to me about this review and asked me to fill out a form detailing my complaint. I filled out and returned the form complete with a detailed description of why I was not satisfied, and an estimate from the contractor that noticed the problem that the inspector failed to catch, along with the contact information for said contractor. I was told that my satisfaction was important. After sending the information that they had asked for, no one ever contacted me again. My complaint has gone unaddressed for over a month now. Below are pictures of a literal tree growing out from underneath the house and the damage it has done to the pool equipment that the inspector failed to notice. I can understand missing something during an inspection, but it is very clear to me that this company does not care about my experience. I will never use Bryan and Bryan again.
David Kappas was extremely thorough. He provided a number of insights from his wealth of knowledge and experience. He was approachable and provided information in terms I could understand.
After calling around a few inspectors I decided to go with Bryan & Bryan. Ryan P. Performed the inspection for me, and I just wanted to say how thorough and professional his work is! Ryan is very detail oriented and I appreciate that greatly. I had to call the office to get in touch with Ryan prior to the inspection to ask some questions. He called me back promptly and addressed my questions. I was also offered a zoom video conference to go over findings, but he was kind enough to let me come look in person. I understand these are unique times and I appreciate that courtesy. I would highly recommend Bryan & Bryan if you are purchasing a home and want to be sure you are getting a complete and detailed inspection.

I used this company to do an inspection on a home that I was purchasing. Ryan and Jim were the people doing the work. Mike Kirkpatrick inspected our first home that we are purchasing and we were surprised to see the many details in the inspection report! Bryan & Bryan came highly recommended from a friend. Mike with Bryan & Bryan did an extremely thorough inspection. He was there from 8am until after 2pm working hard and going through serious details. He took the time to give me an on-sight breakdown of his findings, focusing first on the major items and then walked me through details when I had questions and gave me context and background as to why they did certain things and what they meant. He also educated me on the things that might indicate large underlying issues. We received the very detailed inspection report that same evening. The descriptions and pictures made it very easy to understand the issues, which made it easy to go back to the seller and support the maintenance and repairs we were requesting. Overall it was a very good experience.

David Kappus was our inspector and he did a superb job! He has over 18 years of experience as a builder and is also an inspector. He inspected our new construction home with a fine tooth comb and ensured everything was in tip top shape! Ryan and Matt did an excellent job on their inspection. Not only were they thorough, but they were extremely considerate and took the time to not only explain all of the different components of the inspection, they showed them to me as well. Beyond this, there were two stand-out components of the inspection that I thought were absolutely incredible. First, they include a guaranteed and thorough termite inspect that is backed by a 90-day guarantee, and second, they include the ability to watch the roof inspection from an aerial drone with a VR headset. It allowed me to really "understand" and see what was going on with the roof in a way I had never experienced before. This may have only been the second home inspection I've had performed, but I have to admit, it was far and away the best I've experienced, and I promise when, if, I ever need a 3rd inspection, I'll go straight to Bryan & Bryan.

Being an out of state buyer on a new construction home and only being able to view it once it was critical for us to have an inspection team that would really go the extra mile. Bryan & Bryan inspections went above and beyond. I called on a Wednesday and they were able to arrange an inspection with a particular inspector whom had extensive experience building new homes and as such was a perfect fit for our inspection the next day! They not only were able to inspect the home but provided the report the same day. The formatting, commentary and interactive pictures were simply second to none. They also had an amazing PDF copy with clear pictures and remedies for me to share with the builder.
I am in the process of sharing the report with the builder and will definitely be having Bryan & Bryan reinspect the home once the builder makes the required fixes.
Awesome experience! Ryan and Matt were early and were already working when we arrived. Ryan was inspecting the roof with his drone and let me put on vr goggles to see the roof for myself, which was amazing! The report was easy to understand; and I appreciated the photos, the color coding of the items (stoplight coding in red, yellow, green) and the recommendations provided as it helped me to easily identify those items I really wanted the homeowner to pay attention to in readying the house for purchase. The scheduling was easy and thoroughly explained as to what I should expect and will get with the inspection.
The inspector, Kerri, was so knowledgeable and careful to explain and answer all my questions. He took time to walk me through all his concerns and showed me the report as to where to find each item. Even went so far as to recommend a different service that would be more helpful in knowing what may lay under my foundation due to the age of the house. He had the office refund the part of the inspection that he deferred to a plumbing company so I could put the money towards a more direct inspection that would tell me something very important.

Met the inspector at the house while we were giving a walk through to family. The inspector was immensely knowledgeable. He talked to my wife and I about several items that he had noted by the time we arrived and went into detail about the issues and potential problems. The inspection report we received has been instrumental in our decision criteria regarding the house we have under option.
There were some major issues unveiled that could serve to save us huge headaches down the road. We are currently trying to negotiate with the seller about the items we were made aware of. I am immensely grateful for the care and professionalism exhibited by this company in their inspection. I feel much better about where we stand and more able to make an educated decision. If we were not made aware of these issues, we could have potentially walked into a slew of unexpected expenses that could extend upwards of five figures. I'm trying to get a quote on the issues as I write this. It's Sunday, I'll have to wait until tomorrow. Well worth the money spent on the inspection.
Moreover, when I talked with the service agent on the phone and shared the fact that the house had already been inspected and diagnosed with termite issues they didn't try to sell me on that service which I obviously didn't need. I was offered some optional services, which I declined, but they didn't employ sales tactics or try to pressure me into selling me something I didn't want. I can appreciate that in today's business climate.

We called Bryan & Bryan on a Friday and they were able to schedule an inspection the next day! A representative called to confirm the time and date and answered many logistical questions for me which helped my anxiety a lot.
Kerry was at the house Saturday morning on time with all the right tools and inspected the home thoroughly and did not mind me tagging along and asking a million questions. As a first time home buyer he was very patient with me and explained why certain issues were major and some were minor and fixable.
