OUR NEW CONSTRUCTION INSPECTION PHASES
Phase 1
Pre-Pour Foundation Inspection
In this phase, we inspect all components of the foundation to ensure everything is properly installed and functional prior to the concrete slab being poured. We are also looking for electrical piping and plumbing to be properly secured as well as inspecting the drainage on the property. We typically recommend this inspection take place 1-2 days before the concrete is poured.
Phase 2
Pre-Drywall Inspection
With this inspection, we examine the electric, plumbing, framing, and structure before the insulation is installed. On the exterior, we inspect the house wrap, roof, and windows. The phase two inspection is quite extensive because it is the only time we will get to see "behind the scenes" of the home. We recommend this inspection take place 1-2 days before the drywall gets installed.
Phase 3
Final Inspection
This includes the standard full structural and mechanical evaluation of the home from the foundation to the roof covering and everything in between.
The Final inspection is usually performed two days to a week before the final walkthrough. We want to make sure all utilities are installed and turned on, that all appliances are installed, and that the home will be ready for us to inspect before the Final inspection.
