Not only were they professional, but since he used to be a builder he was also knowledgeable and able to offer me advice, give me questions I could ask my builder. 100% worth the money even on my new construction home.
Our inspector never went on our roof during the inspection and never disclosed to us verbally that he didn’t do that. He wrote in the inspection that It was too slippery at the time. He wrote that he looked at the roof with binoculars. He never scheduled another time, when not too slippery, to come and inspect our roof. We did not know this and paid the full Inspection cost. Within 2 months of moving in, we had a leak in the bathroom due to rotted wood from the shingles that had slipped off the roof and we had a infestation of rats due to holes in the roof and around the roof. Within 10 months of moving in we had to replace the entire roof due to extreme wear and shingles falling from different places on our roof.
We put in a complaint with their company as well as all documentation and pics that they have asked for.
Ive called and spoken with 3 different receptionistS 5 times now and they have all said I can talk to a manager, but no one has called me. The inspector that did the half job called us and said it wasn’t his fault. I feel like we are being Ignored.
Our neighbor, with the same age house, told me that when they had their inspection with a different company, that company did go on the roof and said the roof was very worn and needed to be replaced soon. That neighbor ended up being able to ask for $8,000 off the asking price.
We could have had the same opportunity if our inspection company, Bryan and Bryan, and to be specific, a man named Rene, did their complete job.
Daniel was extremely thorough during my home inspection a few months ago and seems to be very knowledgeable. What I was extremely impressed with was that he continued to be responsive and answer any questions I had weeks after my inspection. I would highly recommend this company.
We used this company to perform a home inspection during our option period on a residential contract. The inspector, Ryan Powell, was absolutely amazing. Ryan was personable, honest, thorough, knowledgable and trustworthy. I truly appreciate Ryan's willingness to speak with us about his findings and to make additional recommendations for services based on his findings. After hiring a structural engineer to evaluate the property, we found that Ryan was right about possible foundational issues with the property. My wife and I am truly grateful that we had Ryan and Bryan & Bryan as our inspector. They are worth every penny, and we will use them again.

Beware the "200% Guarantee". My inspector missed something very important and expensive that I think he should have noticed. When I called to let them know I wasn't satisfied, I feel like I was brushed off. Apparently the satisfaction guarantee only applies at the time of the inspection, so when I noticed what was missed a few days later nobody seemed to care. No one followed up on my complaint, no refund, nothing.
Update: A manager reached out to me about this review and asked me to fill out a form detailing my complaint. I filled out and returned the form complete with a detailed description of why I was not satisfied, and an estimate from the contractor that noticed the problem that the inspector failed to catch, along with the contact information for said contractor. I was told that my satisfaction was important. After sending the information that they had asked for, no one ever contacted me again. My complaint has gone unaddressed for over a month now. Below are pictures of a literal tree growing out from underneath the house and the damage it has done to the pool equipment that the inspector failed to notice. I can understand missing something during an inspection, but it is very clear to me that this company does not care about my experience. I will never use Bryan and Bryan again.

Bryan & Bryan came highly recommended from a friend. Mike with Bryan & Bryan did an extremely thorough inspection. He was there from 8am until after 2pm working hard and going through serious details. He took the time to give me an on-sight breakdown of his findings, focusing first on the major items and then walked me through details when I had questions and gave me context and background as to why they did certain things and what they meant. He also educated me on the things that might indicate large underlying issues. We received the very detailed inspection report that same evening. The descriptions and pictures made it very easy to understand the issues, which made it easy to go back to the seller and support the maintenance and repairs we were requesting. Ryan and Matt did an excellent job on their inspection. Not only were they thorough, but they were extremely considerate and took the time to not only explain all of the different components of the inspection, they showed them to me as well. Beyond this, there were two stand-out components of the inspection that I thought were absolutely incredible. First, they include a guaranteed and thorough termite inspect that is backed by a 90-day guarantee, and second, they include the ability to watch the roof inspection from an aerial drone with a VR headset. It allowed me to really "understand" and see what was going on with the roof in a way I had never experienced before. Being an out of state buyer on a new construction home and only being able to view it once it was critical for us to have an inspection team that would really go the extra mile. Bryan & Bryan inspections went above and beyond. I called on a Wednesday and they were able to arrange an inspection with a particular inspector whom had extensive experience building new homes and as such was a perfect fit for our inspection the next day! They not only were able to inspect the home but provided the report the same day. The formatting, commentary and interactive pictures were simply second to none. They also had an amazing PDF copy with clear pictures and remedies for me to share with the builder.

Awesome experience! Ryan and Matt were early and were already working when we arrived. Ryan was inspecting the roof with his drone and let me put on vr goggles to see the roof for myself, which was amazing! Rene and Alan were professional and thorough in their inspection and reporting. The report was easy to understand; and I appreciated the photos, the color coding of the items (stoplight coding in red, yellow, green) and the recommendations provided as it helped me to easily identify those items I really wanted the homeowner to pay attention to in readying the house for purchase. The scheduling was easy and thoroughly explained as to what I should expect and will get with the inspection.
The inspector, Kerri, was so knowledgeable and careful to explain and answer all my questions. He took time to walk me through all his concerns and showed me the report as to where to find each item. Even went so far as to recommend a different service that would be more helpful in knowing what may lay under my foundation due to the age of the house. He had the office refund the part of the inspection that he deferred to a plumbing company so I could put the money towards a more direct inspection that would tell me something very important.

Met the inspector at the house while we were giving a walk through to family. The inspector was immensely knowledgeable. He talked to my wife and I about several items that he had noted by the time we arrived and went into detail about the issues and potential problems. The inspection report we received has been instrumental in our decision criteria regarding the house we have under option.
There were some major issues unveiled that could serve to save us huge headaches down the road. We are currently trying to negotiate with the seller about the items we were made aware of. I am immensely grateful for the care and professionalism exhibited by this company in their inspection. I feel much better about where we stand and more able to make an educated decision. If we were not made aware of these issues, we could have potentially walked into a slew of unexpected expenses that could extend upwards of five figures. I'm trying to get a quote on the issues as I write this. It's Sunday, I'll have to wait until tomorrow. Well worth the money spent on the inspection.
Moreover, when I talked with the service agent on the phone and shared the fact that the house had already been inspected and diagnosed with termite issues they didn't try to sell me on that service which I obviously didn't need. I was offered some optional services, which I declined, but they didn't employ sales tactics or try to pressure me into selling me something I didn't want. I can appreciate that in today's business climate.

We called Bryan & Bryan on a Friday and they were able to schedule an inspection the next day! A representative called to confirm the time and date and answered many logistical questions for me which helped my anxiety a lot.
