Some of the most common concerns we hear from our clients are regarding moisture damage or mold growth. The possibility of mold in your home can certainly be intimidating. Mold is often an expensive problem to fix and can bring about many different problems in your home.
Our inspectors are always looking for signs of moisture damage and will make the recommendation to have a mold inspection done if they feel it would be beneficial. A couple of our inspectors provided some insight on the most common mold and mildew locations in a home.
Inspectors will comment on visible signs of microbial growth found during a home inspection. Microbial growth is not always caused by a leak and can often be due to condensation that collects in an area. In some cases, what can look like mold may actually only be mildew. Sample testing will be required to determine whether or not what you are seeing is mold. The most common places to find possible microbial growth are areas with high moisture. These areas can include:
HVAC ductwork
Laundry areas
Under sinks
Beneath Leaky Windows
In the walls where a pipe is leaking
Behind appliances
