1. What Systems Do You Inspect?
Each full condo inspection includes a thorough evaluation of all structural systems, the roof (if applicable), the HVAC system, and plumbing and electrical systems. We also provide, free of charge, two specialty inspections for your Friendswood area condominium. Inspectors are required by law to conduct a visual inspection of the foundation. At Bryan & Bryan, we go beyond a visual inspection and perform a digital foundation inspection. This involves taking digital measurements to give us a more clear picture of the foundation. We also take a thermal scan of three specific areas of the condo. First, we scan the shower pan, checking for water leaks. Next, we scan the breaker box, looking for overheating wires. Last, we scan the HVAC cabinet, checking for any escaping air.
2. Do You Offer Any Guarantees?
We offer two free inspection guarantees with each complete condo inspection. Our Inspection Guarantee covers up to $250 in mechanical repairs and $500 in structural repairs. Our 200% guarantee states that if you are not completely satisfied with our condominium inspection, we will refund your payment and pay for another licensed inspector of your choice to complete a second home inspection.
3. Will I Receive a Report After the Inspection?
Yes, within 24 hours of the inspection, you will receive digital access to your condo inspection report.
