3 Tips for Selling Your Home

The summer months tend to be the most popular time of the year for buying and selling a home. As a seller, you want to do everything you can to make your home marketable and attractive to buyers. At

Bryan & Bryan Inspections, we’ve discovered a few things that sellers can do to put their best foot forward in a competitive market.

1. Freshen it up. Do you have any rooms that could use a fresh coat of paint or perhaps updated cabinet hardware? These small improvements could help attract buyers especially if you use neutral colors or designs that appeal to wide audiences. You don’t have to do a complete remodel, but just make some minor cosmetic updates prior to listing.

2.  Set the stage. Excess furniture, toys, personal photographs, and other clutter can be distracting to buyers. We recommend that buyers do some decluttering prior to showing their homes. HGTV experts note, “Pack up unnecessary items and furniture, and move items to your garage or a nearby storage facility. Clear the way for a sale by letting buyers see your square footage, not your personal belongings.”

3. Get a pre-listing home inspection. At Bryan & Bryan, we can help you get one step ahead in the selling game. We offer a pre-listing inspection especially for sellers that allows you to market your home as a Certified Inspected Home. This pre-listing inspection verifies that the house’s major components are in good working condition. You can supply buyers with a “Certificate of Inspection” and a “Major Components Inspection Report,” which may give them just the incentive they need to make an offer. To find out more about our Certified Home Inspection, contact our team today at (281) 484-8318, or schedule an inspection online. Bryan & Bryan Inspections is Houston’s top home-inspection company. In addition to our basic home inspection, we also offer termite inspections and commercial property inspections to buyers and sellers in the cities of Houston, Pearland, Sugar Land, and The Woodlands. photo credit: Sold Sign Board via photopin (license)
