Keep your Houston area home nice and cool as spring arrives with an air conditioning tune-up. Essential spring maintenance will keep your HVAC unit working efficiently, as well as save you in costly utility bills. The team at Bryan & Bryan Inspections recommends following these eight steps so you’re ready to stay cool and refreshed as the warmer weather arrives.
1. Change Air Filter
Changing the air filter in your AC unit is a simple task but it can make a huge impact on your home’s HVAC system. As the air filter becomes clogged, the unit uses more energy, making your home less efficient and costing you more money. Ideally, you should replace the air filter every month, especially if you have pets in your home.
2. Unclog Condensate Drain
Prevent water from leaking into your home by clearing out the condensate drain. When clogged with dirt, algae, and other obstructions, this drain pipe can cause the AC’s drain pan to overflow. Once you’ve cleaned out the drain pipe, keep it debris-free by adding a commercial solution that will prevent mold and mildew from clogging it back up again.
3. Remove Blockages Around Outdoor Unit
Check the outdoor AC unit for any obstructions that could be clogging it up. Pull out any sticks or leaves that have found their way into the unit. If any plants or shrubs have grown and are too close to the equipment, you may need to prune them or possibly move them somewhere else on the property. A good rule of thumb is to ensure all vegetation is at least two feet away from the unit.
4. Clean Evaporator Coil
The evaporator coil works to cool the refrigerant, which ends up cooling your home. If it’s not clean, it will cause the AC unit to work harder and use more energy. There are no-rinse evaporator coil cleaners that can be purchased that will make quick and easy work of this task.
