What Does Thermal Imaging Do?

Thermal imaging is used to measure the temperature of various surfaces as well as reveal thermal anomalies. The results can show the differences between surface temperatures and reveal any locations that are too cold or too hot. Our home inspectors will use these findings to recommend other tools and tests that may need to be performed to find the source of the extra heat or energy loss. 

How Is Thermal Imaging Different?

Rather than conducting a visual inspection which is what we do during a home inspection, a thermal imaging assessment uses an infrared camera to detect irregularities within the home’s structure. This type of technology allows the inspector to assess areas of the home that aren’t visible to the naked eye. 

What Areas Are Typically Inspected?

Several areas of a home can be inspected using a thermal imaging camera:

  1. Ceilings, walls, and floors, to detect moisture or missing insulation

  2. Plumbing system to find leaks

  3. Electrical units to detect temperature anomalies

  4. HVAC units to spot any function problems

  5. EIFS and stucco to discover rot or leaks
