At Bryan & Bryan Inspections, we perform both home inspections and commercial property inspections. While our team of inspectors is highly trained and certified to conduct either of these assessments, there are some key differences between the two types of inspections. Keep reading to learn more about these key differences.
1. Types of Structures
The most significant difference between a home and commercial inspection is the type of structures that is inspected. A commercial property evaluation includes a variety of business and commercial structures, such as:
Restaurants and cafeterias
Apartments and condominiums
Factories and warehouses
Hotels and motels
Shopping centers and malls
Medical office suites
2. Additional Inspection Areas
A home inspection is a straightforward assessment of the various structures and systems in the home, including the foundation, roofing, electrical and plumbing, and exterior buildings. All of these areas are included in a commercial inspection along with additional aspects due to the unique nature of commercial structures. This may include parking garages, fire safety systems, stairwells, elevators, and more.
3. Additional Experts
When a commercial property has unique features, like elevators or fire safety sprinkler systems, additional experts may need to be called in to review these systems. Your commercial building inspector will handle contacting any additional inspectors and making appointments for them to review these other features.
4. Document Review
A commercial building inspector will also take the time to review any documents related to the structure being evaluated. These documents may include permits, historical papers, environmental studies, construction plans, appraisals, and any others related to the condition of the building.
