Looking for a new home can be an exciting time. As you walk inside and take a look around, you may be enthusiastic about all the amenities each home has to offer. While it’s a good idea to make note of the positive aspects, it’s also wise to make note of any problems you come across. At Bryan & Bryan Inspections, we suggest you watch for the following issues as you tour each home.
1. Condition of the Roof & Gutters
Only a professional inspector can tell if there are problems with the roof or gutters, but there are tell-tale signs of wear and tear you can easily spot. Look for gutters that are cracked, rusted, or hanging off the roof. If the roof has shingles that are missing, curled, or cracked, you should ask more questions about the age and condition of the roof.
2. Evidence of Water Damage
One of the first obvious signs of water damage in the home is a musty smell. Make note of any rooms or areas that have this odor as you may want to have the home inspected for mold. Another indication of water damage is dark circles on the ceiling or low marks on the wall. This could be evidence of a leak in the roof or a previous flood.
3. Problems with the Foundation
Any issues with the foundation can be expensive to repair. This is an important area of the house to check for problems. Look for cracks in any of the exposed concrete as well as cracks in the walls or ceilings. Uneven floors and doors that stick are other signs that you should ask questions about the foundation.
