What You Need to Know about Pool Inspections

Not all home inspectors are well-equipped to perform pool inspections. Many do not offer pool inspections as part of their home inspection services. Both in-ground or above-ground pools include specific items that need to be addressed, such as operating equipment, physical condition, plumbing and electrical systems, and safety issues. Bryan and Bryan Inspections can provide a clear and thorough pool inspection that not only addresses the issues outlined below, but also offers various solutions on how to fix any problems that may be found.

Pool Inspections

Operating Equipment

The condition of the operating equipment is of paramount importance. The pool itself may be in pristine condition, but if the operating equipment is not, there may be some unforeseen repairs in the future. Although the equipment cannot be taken apart, it can be tested. The home inspector will turn the system on and off, watching for any unusual noises or signs of leakage. Filters, pumps, and heaters will also be checked for proper functioning and optimal performance.

Safety Features

Each local community may have its own specific regulations regarding pools. The pool inspector will be educated on these local laws and will check that the conditions of the pool and the surrounding area are up to code. Items such as a fence around the pool, a working pool cover, as well as locks on all gates leading to the pool area may be on the inspection list.

Physical Condition

Wear and tear from normal use, as well as deterioration from the elements, is to be expected with any pool. This type of damage needs to be repaired and maintained to keep the pool performing at its best. The home inspector will be looking at the following: interior finish, tile, decking, concrete, coping materials, and pavers.

Plumbing and Electrical

The overall operation of the plumbing and electrical systems needs to be inspected. What will be examined? Items like properly labeled breakers, bubbles in return lines, any signs of leakage, and proper drainage will all be double-checked.
